Roof Specifications

The roof is manufactured with a beam construction and utilizing  OSB board as main structural panelling The roofing can be constructed using  tiles on battens with a top membrane,alternatively for a lower cost element you may wish to use bitumen shingles,with bitumen valleys and, metal  capping plates etc..In general, the insulation is in the attic  roof space and roof section is insulated only in habitable roof spaces. In this instance, we conform to insulation  requirements for an external wall. The pictures below shows the structure of the roof insulation.detail:

Left (below)is with Full roof insulation for a habitiual loft space, and Right(below) is with NON habitual loft space as there is then NO floor in this option but full insulation as shown:


An Insulated roof panel is constructed from:

  • Gypsum board - 0.9 cm
  • BSS Plate - 0.9 cm
  • Vapor barrier - 0.05 cm
  • Mineral Wool - 10 cm
  • BSS Plate - 0.9 cm
  • Styrofoam EPS-F - 5 cm
  • Breather membrane
  • Tiles.
  • Timber beam and joist 60mm x 120mm


Insulation variant. 

1) Cold Roof
The ventilated roof panels are composed of either 250x50mm beams (with variable rafters, depending on the structural calculation), either with Steico Universal Board or OSM board 20-22mm thick, or just a vapour barrier with fly battens. Where applicable roof trusses will be used that will have a membrane and fly battens on the exterior ready for counter battens and tiling by roofing contractor.

2) Warm Roof.
The floors of non-ventilated roofs are composed of 250mm
x 50mm beams (with variable rafters, s / calculation), 250mm fibreglass insulation, vapour barrier and wooden slats support 40/22mm board 18mm laminated gypsum (provided by EBS elk but to be determined by contractor.

Types of roof finish can vary and you can choose from the following materials.

  • Bitumen shingles.
  • Bituminous slate.
  • Metal ( Aluminium sheeting):
  • Ceramic or PVC tiles:

 A point to note:

Most roofs are formed with trussed rafters, with roof panels  being another variant.. In the case of timber frame, the head binder of the wall panels provides a ready-fixed, level and straight wall plate on which to fix the trussed rafters. The timber frame also provides a secure fixing point for truss  fixing clips, straps and bracing. The timber frame package can also include the gable spandrel panels and the gable ladders. Flat roofs can be supplied in the form of cassettes in a similar manner to the floors.

Trussed rafter roofs can be assembled in sections on the safe working platform of a lower cassette floor. The part assembled roof can then be lifted off in sections, placed temporarily at ground level (often on the ground floor slab of a close by plot) while the final storey of wall panels are put in place. When this stage is complete the roof can be lifted back on again (in sections if necessary), fully braced, and then fixed with felt and tiling battens then completed. Aside from the obvious advantages in reduced working at height, this method ensures a perfect fit to the roof.
